What is a Pre-Purchase Pest Inspection?
A pre-purchase termite pest inspection is a detailed assessment of a property which identifies signs of termite activity and any damage caused by termites. We also assess the property for other common pests like ants, spiders and rodents, as well as signs of damage
they may have caused to structures, foundations, or walls.
Conducted by experienced and certified inspectors, the inspection process involves checking common termite hotspots, such as foundations, timber frames, and underneath flooring for visible signs of termites, such as mud tubes, discarded wings, or damaged timber.
Moisture-prone areas are also closely inspected, as termites are attracted to damp timber. Our inspectors use the latest tools and equipment such as moisture metres or infrared cameras to detect hidden colonies. After we’ve conducted a thorough investigation, we provide a comprehensive report with images that outlines current infestations, damage to structure, and potential risk areas. We will also recommended treatments for current termite activity and to prevent future termite issues.

Termite Inspection – Checks for active termite infestations and any damage they may have caused to structural timber and foundations. Identify pest activity and damage to the property including potential damage, areas of concern, safety issues and maintenance.
Moisture Detection – Looks for areas with high moisture levels, as dampness often attracts termites and other pests and can lead to timber rot, which creates weaknesses in the structure.
Structural Damage Assessment – Examines walls, ceilings, floors, and foundations for signs of pest-related damage, including timber deterioration or weakened structural elements.
Inspection of Entry Points – Identifies any potential entry points, like cracks, gaps, or unsealed areas around windows, doors, and pipes, where pests could enter the building.
Rodent and Pest Traps Check – Looks for evidence of current infestations, such as droppings, nests, or bite marks, which may indicate pests like rodents, cockroaches, or ants.
Wood Borer Inspection – Checks timber structures and furniture for signs of wood-boring insects like beetles, which can compromise timber integrity.
External Area Inspection – Inspects the property’s exterior, including fencing, garden areas, and soil, to check for termite nests, ant colonies, and other pest habitats that could eventually invade your home or building.
Cost of Repairs – If termite activity has been detected, our inspectors provide a no-obligation, free quote for preventive or remedial termite treatments and an estimated cost of repairs. Payment plans are available.

Frequently Asked Questions
No. Damage caused by termites is not covered by your home insurance. A Pre-Purchase Termite Inspection is a small investment which can protect you from unexpected and costly repairs after purchasing a new home.
Yes. Termites can tunnel up to 200 metres under the ground in search of food and make their way into your property.
No. Termites only need a 1.6mm gap to enter a dwelling which can be present from movement in the ground and around waste pipes. In fact, you may be at higher risk as subfloor inspections are not possible.
Yes. If nests are close by, termites can damage structural timbers in only a few months. We recommend pest and termite inspections be completed each year if you’ve had prior activity.
Yes. Internal wall cavities are primarily made from timber which is exactly what termites are looking for – dark, protected areas to make nests and find food.
Although not a mandatory requirement, a termite inspection may be required as part of a section 32 if you are selling. More than 350 species of termites have been recorded in Australia, and about 30 are of economic importance as pests.
TERMATRAC
Termatrac is an advanced sensor technology which emits signals that penetrate timber, plasterboard, brick or masonry with no interference to the building material or termites, to detect termite activity and nests.
Thermal Imaging
Thermal Imaging or Infrared technology is another method we use to detect pest and termite activity by identifying temperature variations within walls, floors, and ceilings. Termite colonies generate heat, creating hotspots that thermal cameras can capture. This non-invasive technology reveals hidden termite activity in areas not easily visible, allowing us to detect and target hotspots for treatment, or before they become a larger problem.
Moisture Metres
Nearly all pests, termites and other timber-eating insects need moisture and high humidity to survive and multiply. They go in search of locations with high moisture and humidity to set up colonies.
Knowing the areas of your home with excess moisture is one of the most important preventive elements in detection, control and eradication of termites and other pests.
